[原创]虚惊一场，也谈沈阳今年新开25家商场

<p>最近由沈阳消费网版主<font face="Verdana" color="#da2549"><strong>boblisa</strong><font color="#000000">发布的一篇原创帖子：《2010 沈阳 即将开业25家大型商场》，原帖地址：<a href="http://www.sybuy.net/bbs/dispbbs.asp?boardID=3&amp;ID=50520&amp;page=1">http://www.sybuy.net/bbs/dispbbs.asp?boardID=3&amp;ID=50520&amp;page=1</a>&nbsp;一时引发沈阳本地媒体和圈内人士的关注，尤其是沈阳几家知名报纸都撰写了相关的文章进行剖析和讨论，大概无非就是这样几个结论，2010年沈阳将开的百货很多；新开商场必然对传统老商场产生冲击，市场将重新洗牌，沈阳零售市场的变化等等，老的商场利润降低等等。一些专家也纷纷接受采访，表达对沈阳零售市场的看法。总体来说，大家基本倾向于认为沈阳的零售业即将面临一场风暴，也就是以即将开业的25家商场必然会引发沈阳零售市场的一场重大冲击。</font></font></p><p><font face="Verdana">&nbsp; 但是以本人看法，如果真的抛开那些外行和商家的宣传，让我们真正仔细看看这些新开的商场，其实远没有我们想的那么强大。下面我就来简单列举几个商场，给大家分析下：</font></p><p><font face="Verdana">第一类：肯定开，能站住脚，并且有一定实力的：宜家、新玛特太原街店、恒隆、卓越。这几个我比较看好，因为他们品牌成熟，定位准确，背后实力也很强大。但是总体来说，他们在刚刚开业的半年，还不足以对整个市场产生动摇。</font></p><p><font face="Verdana">第二类：能开，但是开了后，影响不大的：铁西兴隆、铁西万达、亿丰、泛华、世贸、积家购物广场、大发广场、Robinson百货、大悦城、等，这几个位置偏，开了容易，最多就是一个地区型百货，对沈阳商圈影响不大，或者虽然开了，但是跟预计的品牌有一定差距，可能要陆续进入品牌，而且本身还需要一年两年的调整和适应。</font></p><p><font face="Verdana">第三类：能开，但是也许会推迟：星摩尔、万象城、茂业、龙之梦、等，我觉得这些商场受到大环境影响，进度有可能受到影响，或者自身受到招商等因素，自己都会放慢速度。</font></p><p><font face="Verdana">第四类：开了，但是问题重重，生死未卜型：潮汇，去年底开的，至今无人问津，比当年的东舜更让人担心。还有几个就不点名了，开了还不如不开，招商至今还没搞定，问题重重，开了也只是等待关闭而已。</font></p><p><font face="Verdana">&nbsp; 如果这样一分析，其实这些新开的商场，虽然号称25家，其实由于分布太散，其中实力良莠不齐，真正对现有商场和商圈能够得上冲击的没几个，而且新开，半年一年内，还在磨合，也不能起到太大的作用。而沈阳现有的商家，虽然有些看起来并不是那么有实力和管理先进，但是别忘记，这些商家都是经历了十几年的惨烈搏杀，踩着其他倒下商场的尸体幸存下来的，他们自然有自己的独门秘籍和生存能力。想要撼动他们也不是那么容易的，兴隆的生猛、中兴的强悍、新世界的细腻、卓展的华丽、就像百盛、华联那样的看起来不是很强大，但是能在中兴的压力下活到今天，也不是平庸之辈。东舜怎么样，那么强的品牌和位置，还不是黯然离去，大悦城和华府至今也没占到半点便宜，还在苦苦支撑，美美。西武，也就是将将维持。市场还是这么大，他们的加入，虽然分了一杯羹，但是仍然没把中兴如何，仍然无法改变整个商圈的构成，最多是把比例份额稍微更改了下。</font></p><p><font face="Verdana">&nbsp; 笔者观点，沈阳的零售市场看起来风平浪静，其实水很深，在这平静的水面下，巨鲸大鳄虎踞龙盘、新入的商场想趟这趟浑水，也不是那么容易的，搞的好的，几年摸索，内战外战，能站住脚，分一块份额；搞不好的，半年一年就折戟沉沙，血本无归，也不是不可能。何况，最近观看国家宏观形势，银根收的越来越紧，商业地产必然面临资金链的断裂危机，说不定有些商场没等开业，商业地产就倒了，房子都盖不完，成了烂尾，何谈商场，就算能盖完，也必然元气大伤，招商必然受挫。而内需日渐萧条，老百姓收入下降，很多商家对新投资项目越来越趋向谨慎，有些项目极可能压缩和推迟。</font></p><p><font face="Verdana">呵呵，说了半天，就是一个观点，不用惧怕所谓25家商家，该来的早晚来，该打的躲也躲不开。但是最难战胜的是自己本身，而不是敌人。选准机会，重新定位，错位经营，细挖潜力，避实击虚，精准营销，强大的对手也不能耐我如何。</font></p><p><font face="Verdana">在此与沈阳本地商场共勉，让2010年的风暴来的更猛烈些吧。也许，这一次只是虚惊一场。</font></p><p><font face="Verdana">以上个人观点，仅供参考，欢迎拍砖。</font></p><p><font face="Verdana">转帖请注明：原创沈阳消费网。<br/></font></p><font face="Verdana"></font>
